The Problem
The owner of a commercial unit on an industrial street in Woodbridge was preparing for a new tenant. The building inspector and the incoming tenant’s insurer both flagged the entrance: a pair of aluminium doors whose old laminated glass had delaminated, with cloudy edges and bubbles creeping in from the frame. The doors also had no visibility markings, which the tenant’s accessibility review required.

The Assessment
Our crew inspected the doors and frames. The aluminium frames were sound, but the hinges had worn and the doors had dropped enough to rub the threshold. Since the doors had to come off to re-glaze anyway, replacing the hinges at the same time made sense.

The doors were taken off, re-glazed on padded horses beside the van, fitted with new hinges and rehung. The crew adjusted the closer so the doors closed at a safe speed and latched cleanly, then applied the manifestation strips.
Final Cost
$3,900 CAD for both doors, including SentryGlas glass, Hager hinges, manifestation strips and labour. The unit passed its inspection and the new tenant moved in on schedule. SentryGlas also gives the entrance much better break-in resistance than the old glass. The work carries our written 2-year workmanship warranty.
