What Is Commercial Glass Replacement?
Commercial glass replacement is the full replacement of large glass units in office, retail and institutional buildings: curtain wall bays, atrium glazing, vestibules and the big insulated glass units in mid-rise window walls. It differs from commercial glass repair in scale. The units are heavier, custom fabricated, and often have to match a coating that was specified decades ago.
Most of the commercial replacements we do are in mid-rise offices along Bay Street, Yonge-Eglinton, the Sheppard Centre area and the Highway 7 corridor in Vaughan and Markham, plus suburban office parks in Mississauga City Centre and Meadowvale.
Types of Commercial Glazing We Replace
- Curtain wall vision units. Large Low-E insulated glass units held in aluminium mullions with pressure plates or structural silicone.
- Spandrel panels. Opaque glass between floors, colour matched to the facade.
- Atrium and skylight glazing. Usually laminated for overhead safety.
- Vestibules and entrance walls. Tempered or laminated, with door hardware coordination.
- Window wall units. Floor-to-ceiling units set between slabs, common in newer mid-rise buildings.
Why Coating Matching Matters
Commercial facades are designed to look uniform. A replacement unit with a slightly different coating, even if the glass is technically fine, can look like a missing tooth from the street, especially at certain times of day when reflectivity is highest. Owners who accept a mismatch often end up replacing neighbouring bays later just to make the facade look right, which costs far more than getting the match right the first time.

Planning Access
Access drives cost and schedule more than anything else. We look at each bay and pick the safest, cheapest option that works for the glazing system:
- Interior glazing when the system allows it, using a vacuum lifter from inside the office.
- Boom or scissor lift for lower floors with ground access.
- Swing stage for higher floors on exterior-glazed systems, with engineering and roof anchors confirmed.
- Crane only for very large or heavy units where nothing else will do.

From Broken Bay to Finished Facade
When a curtain wall unit breaks, the first job is safety: tape off the area below, remove loose glass, and install temporary protection from inside. Then we measure, identify the glass and quote. Once the owner approves, the unit is fabricated in 2-4 weeks. Installation is scheduled after hours or on a weekend, and the PM receives a photo close-out report with the glass spec for the building file.
