Etobicoke Glass Repair for Lakeshore Condos and Brick Bungalows

2-hr emergency arrival (416), 24/7. Every 416 postal code covered, 24/7.
NOTICE: We do NOT repair automotive glass or windshields. Residential, commercial and storefront glass only.

Humber Bay Shores towers take a beating from lake wind, so balcony sliders and guard panels are regular calls. Inland, Kingsway and Islington Village homes still have original wood sash that the crew re-glazes rather than replaces.

The Problem

Balcony Glass or Slider Trouble in Etobicoke?

The local problem

Pre-2012 balcony guard glass shattering in Humber Bay Shores towers

What you see

A balcony guard panel bursts into pebbles with nothing touching it, the balcony is taped off and the board wants to know if the rest will follow.

Why it happens here

Many Humber Bay Shores towers on the old motel strip were approved before Ontario's SB-13 rule took effect in July 2012, and that rule did not force existing buildings to retrofit, so plain tempered guards are still common.

What we do

Tempered glass replacement installs a heat-soaked tempered or laminated panel, coordinated with the property manager and booked for a calm-wind day.

Plywood that stays up for weeks

A vague "next week" lead time leaves the opening boarded and the store looking closed. We quote lead times from the fabricator's confirmed order date, in writing.

Sealed units ordered by size alone

A unit ordered by width and height arrives at the wrong thickness or coating and gets rejected. Every order starts with a micrometer reading and the spacer stamp.

Annealed glass where code needs safety glass

Doors, sidelites and low glazing must be CSA A440 safety glass under OBC Part 9. We still find plain float in patio doors and bathrooms.

Insurance gaps on vague invoices

A one-line invoice invites the adjuster to cut it. Ours list glass type, thickness, sealant and board-up separately, and we direct-bill most claims.

How Every Job Runs

How We Replace Glass, Step by Step

The same five steps on a $185 pane and a $8,500 curtain wall bay, which is how the crew can put a 2-year warranty in writing.

  1. Step 1: Assessment and make-safe

Broken glass is cleared, the frame is checked and the opening is boarded with 15mm OSB if needed. Photos go to your insurer before anything moves.

  2. Step 2: Measurement

Laser and micrometer measurement of glass thickness, overall unit thickness and sash channels, plus a read of the spacer stamp so the new unit matches.

  3. Step 3: Glass sourcing

Ordered direct from Pilkington, Cardinal and Guardian with certified warm-edge spacers. Every safety lite carries its CSA A440 stamp.

  4. Step 4: Dry-fit and spec check

Edge grinds, squareness and setting block placement are checked before anything is sealed, so the glass sits right in the frame.

  5. Step 5: Install, seal and warranty

Glazing, gasket seating, Dow Corning 795 perimeter seal and the written 2-year workmanship warranty printed on the final invoice.

Local Knowledge

From the Old Motel Strip to Kingsway Sash

Etobicoke's waterfront was once a motel strip for drivers on the Toronto-Hamilton Highway. Two towers went up at the mouth of the Humber in the 1980s, and the strip has since been almost entirely rebuilt as condominiums in Humber Bay Shores and Mimico.

That timing matters for balcony glass. Ontario's SB-13 rule, in force for high-rises approved after July 1, 2012, requires laminated heat-strengthened glass at the slab edge and laminated or heat-soaked tempered glass 50-150 mm back. It did not make existing buildings retrofit, so many older lakeshore towers still have ordinary tempered guards.

Inland, The Kingsway and Islington Village have brick homes with original wood sash, which the crew re-glazes with putty rather than replacing.

Local Logistics

Gardiner, 427 and Lakeshore Wind

The whole district is in the 416, so the emergency window is 2 hours, 24/7. The crew comes down Highway 427 or along the Gardiner Expressway, which puts Humber Bay Shores, Mimico and Long Branch within reach quickly, especially at night. The Kingsway and Islington Village are reached via Bloor-Islington and Royal York.

Lakeshore condo work is scheduled around elevator bookings and wind. Balcony guard panels are not installed in high winds, so the crew watches the forecast and books calm windows for those jobs.

Buildings We Know

Lakeshore Towers and Kingsway Homes

Waterfront towers in Humber Bay Shores and along Lake Shore Boulevard West see strong wind off the lake. Balcony sliders wear out quickly, and tempered balcony guards occasionally break spontaneously. Many of these are common elements, so the property manager approves the spec. Brick bungalows and older homes in The Kingsway and Islington Village still have original wood sash and single-pane windows, which the crew re-glazes with putty rather than replacing. Mimico and Long Branch mix new condos with post-war homes that have early sealed units.

For balcony guards, the crew recommends heat-soaked tempered or laminated glass to reduce the chance of a repeat break.

Waterfront Glass Calls by Season

Winter: balcony sliders that will not seal and foggy units in older homes. Spring: balcony guard replacements once the wind settles. Summer: storm-damaged windows and patio doors near the lake. Fall: heritage sash re-glazing in The Kingsway before the heating season.

Local Questions

Etobicoke Glass Repair FAQs

How fast can you get to Etobicoke?

Inside 2 hours, 24/7, via the Gardiner Expressway and Highway 427. Humber Bay Shores, Mimico and Long Branch are usually reached quickly at night.

My balcony glass broke on its own. What happened?

Spontaneous breakage of tempered guard glass is usually a nickel sulphide inclusion. Towers approved before July 2012 were not required to retrofit under SB-13, so we replace the panel with heat-soaked tempered or laminated glass for $520-$1,250.

Can you fix a dragging balcony slider in Humber Bay Shores?

Yes. Most need new steel tandem rollers, a stainless track cap and new weatherstrip, for $380-$950. Many sliders are common elements, so we confirm the spec with your property manager first.

Can you re-glaze old wood windows in The Kingsway?

Yes. Original wood sash in The Kingsway and Islington Village is re-glazed with linseed putty for $240-$480 per pane, keeping the windows and the look of the house.

Do you match condo window glass in Mimico towers?

Yes. Suite IGUs are matched by spacer stamp and coating reading so the board approves them. Matched units run $380-$1,500.

Why do you avoid installing balcony glass on windy days?

Guard panels are large sails once they are out of the crate. On the lakeshore the crew watches the forecast and books calm windows, which keeps the install safe for the crew and the people below.
