What Commercial Glass Repair Covers

Commercial glass repair is any glazing repair in a building that is not a house: offices, malls, plazas, schools, clinics, gyms and condo common areas. The glass itself is often similar to residential glass, but the rules, the access and the stakes are different. A cracked panel in a mall vestibule or an elevator lobby is a safety hazard for hundreds of people a day, it has to be fixed to OBC Part 3, and it usually has to be fixed without closing the space.

Typical repairs we handle for facilities managers and property managers include:

  • Cracked or broken vestibule and entrance sidelites
  • Elevator lobby and atrium guard panels
  • Office window units, interior or exterior glazed
  • Failed gaskets and sealant on ground-floor glazing
  • Interior glass walls and partitions
  • Display and directory glass in malls and lobbies

Why Access Planning Matters

Most of the cost difference between two commercial glass jobs is access, not glass. A lite at the lobby floor can be set by two installers with suction cups. The same lite on the third level of an atrium needs a scissor lift or boom, floor protection rated for the lift, and sometimes a weekend shutdown of the space below.

We plan access at the measuring visit and put it on the quote as a separate line, so the PM can see exactly what is being paid for. Where we can glaze from inside the building rather than from a swing stage outside, we do, because it is faster, safer and cheaper.

How We Work With Property Managers

Commercial work runs on paperwork as much as on glass. Our standard process for a PM-issued job:

  1. Documents first. WSIB clearance, $5M CGL certificate and a safety plan go out with the quote.
  2. Site walk. We measure, identify the glass and plan access with building operations.
  3. Itemised quote. Glass, labour, access equipment and after-hours timing on separate lines.
  4. Scheduling. Elevator, loading dock and security bookings coordinated with your team, plus tenant notices if needed.
  5. Close-out. Photos, glass spec and warranty sent for the building file.

Fast Response for Lobby and Entrance Damage

A broken entrance or lobby panel cannot wait for next month’s maintenance window. We run 24/7 glass repair across Toronto and the GTA, arrive inside 2 hours in the 416 and 4 hours in the 905, and make the area safe the same night with a board, film or temporary panel. The permanent repair is normally booked within the same week.

For a site walk or a quote, send a message with photos and the building address. For a broken panel now, call (416) 555-0100.

Straight Answers

What Actually Stops Toronto Homeowners From Booking Commercial Glass Repair

Will the work disrupt tenants or customers?

In our opinion, a building's tenants should never know we were there. We work after hours, tape off only the area we need, and leave the lobby clean and open before the morning rush.

Can you provide insurance and WSIB documents in time?

Yes. WSIB clearance and a $5M CGL certificate of insurance naming the owner and PM go out before the work order is booked, usually the same day you ask.

Will the replacement glass meet OBC Part 3?

Yes. We check whether the lite is a guard, sits in a fire separation or near a door, and spec CSA A440 tempered, laminated or Pyrostop accordingly. The spec is on the quote.

How fast can you respond to a broken lobby panel?

Emergency calls get a 2-hour arrival in the 416 and 4 hours in the 905, 24/7. The area is made safe the same night and the permanent repair is booked within the week.

The 5-Step Precision Glazing Standard

How Does Our Commercial Glass Repair Process Work?

Same five steps on every job, from a single pane to a curtain wall bay. Typical timeline: same week, after-hours scheduling.

  1. Step 1: Assessment & Safety Stabilization

We tape off the hazard, remove loose glass, protect tenants and finishes, and board or film the opening if the repair cannot be done the same night.

  2. Step 2: Measurement

Laser measurement of each lite, micrometer check of thickness, coating identification and an access plan: ladder, lift, interior glazing or swing stage.

  3. Step 3: Glass Sourcing

Others source non-certified import glass to win the bid. We order Vitro, Pilkington and Guardian lites direct from certified fabricators, stamped to CSA A440.

  4. Step 4: Dry-Fit and Spec Match

The crew dry-fits each lite, checks edges, squareness and setting blocks, and matches tint and reflectivity to the surrounding glass before glazing.

  5. Step 5: Install & Dow Corning 795 Seal

Glass set and sealed with Dow Corning 795, area cleaned, photo close-out report sent to the PM and the 2-year warranty written on the invoice.

Toronto Buyers Ask

Commercial Glass Repair FAQs

Do you provide a certificate of insurance and WSIB clearance?

Yes, every time. We are WSIB cleared and carry $5M commercial general liability. Property managers get the clearance certificate and a certificate of insurance naming the building owner and management company as additional insureds before we book the work order, usually within the same business day. If your building uses a vendor portal, send us the link and we will upload the documents there. We also provide a site-specific safety plan for work at height or in occupied spaces, and every crew member on site has current working at heights and WHMIS training. Having this ready in advance is often the difference between getting a broken lobby panel fixed this week or next month.

How much does commercial glass repair cost in Toronto?

Commercial glass repairs cost $650-$3,200 per callout in Toronto, in CAD before HST. Small ground-floor lite repairs or resets run $650-$1,100. Elevator lobby and guard panels in tempered or laminated glass are $1,100-$2,200. Atrium or upper-level lites that need a scissor lift or boom run $1,800-$3,200. Re-glazing gaskets and sealant across several bays is priced per bay. Lifts, swing stages and lane permits are itemised separately when they are needed.

Can you work after hours?

Yes, and most of our commercial work happens after hours. Office lobbies are done overnight or on weekends, malls after close, and schools during breaks. There is no after-hours surcharge up to midnight.

What types of commercial buildings do you work on?

Office towers and mid-rise offices, shopping centres and plazas, medical and dental clinics, schools and daycares, condo common areas, gyms and industrial units. The common thread is glass that has to meet OBC Part 3 and be installed without disrupting the people using the building.

What is OBC Part 3 and why does it matter for glass?

Part 3 of the Ontario Building Code covers larger and higher-risk buildings like offices, malls and assembly spaces. For glass, it governs guards, fire separations and safety glazing. A cracked guard panel in an atrium, for example, must be replaced with glass rated as a guard, usually laminated or tempered of a specific thickness.

Can you match tinted or reflective office glass?

Yes. We identify the original glass from the stamp or by testing reflectivity and tint, then order a matching lite from Vitro, Pilkington or Guardian. For larger bay replacements, see commercial glass replacement.

Do you handle emergency commercial glass?

Yes. 24/7 with a 2-hour arrival in the 416 and 4 hours in the 905. We make the area safe the same night and book the permanent repair within the week.

Can you repair glass partitions inside offices?

Yes. Meeting room walls and bank dividers are a specialty, covered under office partition glass repair.

Do you invoice the property manager or the tenant?

Whoever issues the work order. We can split invoices between owner and tenant where the lease divides responsibility, and we direct-bill insurers on damage claims.

Do you repair fleet vehicle glass?

No. We do residential, commercial and storefront glass only. We do not repair or replace automotive glass or windshields.

Still have a question?

The crew answers the phone 24/7 and replies to messages within the day.
