## What Is Storefront Glass Replacement?

Storefront glass replacement means taking out a broken, cracked or failed panel in a commercial frontage and setting a new, code-compliant lite into the existing frame. On most Toronto retail strips that frame is extruded aluminum storefront framing with a thermal break mullion, glazing beads and rubber gaskets. The glass itself is usually 6mm or 10mm CSA A440 tempered, sometimes SentryGlas laminated, and in a few openings Pyrostop fire-rated glazing where the storefront forms part of an OBC Part 3 fire separation.

The work is different from a house window in three ways. The panels are bigger and heavier, so we use suction lifters, a glass dolly and at least two installers. The glass is almost always safety glass, so it cannot be cut on site and has to be made to size by a fabricator. And the store is losing money while the opening is boarded, so the speed of the permanent install matters as much as the quality.

## Types of Storefront Glass We Install

Most frontages we see on Queen West, King West, Ossington and the Danforth use one of four glass types:

-   **CSA A440 tempered glass, 6-10mm.** The standard for storefronts and entrance sidelites. It is about four times stronger than annealed glass and breaks into small cubes instead of shards.
-   **SentryGlas laminated glass.** Two lites bonded with a stiff ionoplast interlayer. When it breaks it stays in the frame, so it slows down a break-in and keeps the store weathertight until we replace it.
-   **Pyrostop fire-rated glass.** Required where glazing forms part of a fire separation under OBC Part 3, often next to exit corridors in mixed-use buildings.
-   **Low-E coated insulated glass units.** Used in heated vestibules and newer storefront systems where energy performance matters. We match the coating with Guardian ClimaGuard, Pilkington OptiTherm or Vitro Solarban 70XL.

## When Do You Need Storefront Glass Replaced?

Break-ins are the obvious reason, and they are most of our late-night calls. But a lot of storefront replacements are planned. Here are the situations where replacement, rather than repair, is the right call:

1.  **The panel is shattered or cracked through.** Tempered glass cannot be repaired once it has a running crack. It has to come out.
2.  **A thermal stress crack has started from the edge.** Common on dark-tinted or partially shaded glass in early spring, when the sun hits a cold panel.
3.  **The landlord or insurer wants laminated glass after a second break-in.** Many Yorkville and Queen West leases now require it.
4.  **An inspection flagged annealed glass in a safety zone.** Older frontages sometimes still have plain plate glass where code now needs tempered or laminated.
5.  **You are renovating the store.** New signage, a new entrance or a change of use under OBC Part 3 can trigger a glass upgrade.

## What Drives the Cost of a Storefront Panel?

The published range is $1,200-$5,500 per panel. Where your job lands depends on a few things you can usually check yourself before you call:

Sizes are measured as the visible glass, so a 6 ft by 8 ft display window is a 48 sq ft panel. When we quote, every line is separate: glass, labour, sealant, setting blocks and gaskets, any permit and the board-up.

## Repair, Replace or Upgrade?

For a shattered or cracked tempered panel, replacement is the only option. The real decision is what to replace it with. In our experience, a store that has been broken into once is likely to be targeted again within a couple of years, so laminated glass on the most exposed panels is often money well spent. For a store that has never had a break-in, matching the existing tempered glass keeps cost down and the frontage looking uniform.

Where the storefront forms part of a fire separation under OBC Part 3, such as glazing next to an exit corridor, a rated product like Pyrostop is required. We check the opening against the code and the original drawings if the landlord has them, then spec the right product so the replacement passes inspection. Annealed plate glass, which you still find in some older Toronto frontages, is not something we put back where safety glass is required.

### Should I upgrade to laminated security glass after a break-in?

If your store has been hit once, it is worth pricing. Tempered glass is strong, but when it breaks it falls out of the frame in small cubes, which leaves the opening wide open. SentryGlas laminated glass cracks but stays in the frame because the interlayer holds the pieces together, so a thief needs much longer to get through it. It also cuts UV fading on merchandise. The upgrade usually adds $450-$1,200 per panel. Many Yorkville and Queen West retailers choose laminated on the display windows nearest the till and keep tempered elsewhere.

### Can you replace storefront glass after hours?

Yes. Most of our permanent storefront installs happen before opening or after close so the store keeps trading. Restaurants usually prefer early mornings, and retail on King West and Yorkville often books evenings after 7pm. There is no after-hours surcharge up to midnight.

### Do you need to replace the aluminum frame too?

Rarely. In most break-ins the aluminum storefront framing, mullions and thermal break are fine, and we only replace the glass, setting blocks, gaskets and glazing beads. If a mullion is bent or a pressure plate is damaged we will tell you on the quote and price it separately.

### Will the replacement glass match my other storefront panels?

We match thickness, tint, low-iron versus standard clear and any Low-E coating by measuring the surviving lites and reading the stamp in the corner. Where the original glass has aged or the stamp is missing, we bring sample chips to compare on site before ordering.

### Can you replace curtain wall or upper-floor storefront glass?

Yes. Second-storey storefront and low-rise curtain wall bays are handled by our commercial team with interior glazing where possible, or a lift or swing stage where it is not. Larger curtain wall work is priced under commercial glass replacement.
