## What Is Storefront Glass Repair?

Storefront glass repair fixes problems around a storefront panel without replacing the glass itself. The glass is often fine. What fails is everything that holds it in and keeps the weather out: the rubber gaskets, the sealant, the setting blocks, the glazing stops and the weep system at the sill. And sometimes the glass has a small edge chip that can be ground smooth before it becomes a crack.

On restaurant and retail strips like Kensington Market, Ossington, Roncesvalles and the Danforth, many frontages are 20-40 years old. Gaskets shrink, sealant cracks, and water starts showing up inside every time it rains. Fixing that is a repair. Replacing the panel is only needed when the glass itself is broken.

## The Repairs We Do Most

-   **Safe-edge grinding.** A diamond pad smooths a chipped edge on annealed or laminated plate so the chip cannot start a crack.
-   **EPDM gasket replacement.** Old gaskets go hard and shrink, leaving gaps at the corners. We lift the panel, replace the gasket with the matching profile and reset the glass.
-   **Setting block replacement.** Blocks that have crushed or slipped let the glass sit on the frame, which stresses the edge and breaks seals.

-   **Weep and drainage clearing.** Blocked weep holes in the sill hold water against the glass and the gaskets.

### Can you repair a chip in storefront glass without replacing it?

Often, yes. If the chip is on the edge of annealed plate or laminated glass and has not started to run into a crack, a safe-edge grind removes the damaged glass and leaves a smooth edge with no stress point. That stops the chip from turning into a crack the next time the temperature drops. The panel stays in the frame or is lifted out briefly, depending on where the chip sits. Tempered glass is different: it cannot be ground or cut after tempering, and a deep chip can make it shatter without warning. A chipped tempered lite should be replaced, and we will tell you which kind you have by reading the stamp in the corner. Repairs of this kind usually cost $450-$650.

### Why is my storefront window leaking?

The most common causes are dried-out or shrunken EPDM gaskets, failed perimeter sealant, blocked weep holes in the sill, and a loose pressure plate or glazing stop. Water can also travel from above, through a cracked sign box or a failed flashing, and show up at the glass. We water-test the bay with a hose from the bottom up to find exactly where it gets in, then fix that, not just the place where you see the drip.
