## What Is Commercial Glass Replacement?

Commercial glass replacement is the full replacement of large glass units in office, retail and institutional buildings: curtain wall bays, atrium glazing, vestibules and the big insulated glass units in mid-rise window walls. It differs from

commercial glass repair

[/commercial-glass-repair/ →](/commercial-glass-repair/)

in scale. The units are heavier, custom fabricated, and often have to match a coating that was specified decades ago.

Most of the commercial replacements we do are in mid-rise offices along Bay Street, Yonge-Eglinton, the Sheppard Centre area and the Highway 7 corridor in Vaughan and Markham, plus suburban office parks in Mississauga City Centre and Meadowvale.

## Types of Commercial Glazing We Replace

- **Curtain wall vision units.** Large Low-E insulated glass units held in aluminium mullions with pressure plates or structural silicone.
- **Spandrel panels.** Opaque glass between floors, colour matched to the facade.
- **Atrium and skylight glazing.** Usually laminated for overhead safety.
- **Vestibules and entrance walls.** Tempered or laminated, with door hardware coordination.
- **Window wall units.** Floor-to-ceiling units set between slabs, common in newer mid-rise buildings.

## Why Coating Matching Matters

Commercial facades are designed to look uniform. A replacement unit with a slightly different coating, even if the glass is technically fine, can look like a missing tooth from the street, especially at certain times of day when reflectivity is highest. Owners who accept a mismatch often end up replacing neighbouring bays later just to make the facade look right, which costs far more than getting the match right the first time.

| Matching step | How we do it |
| --- | --- |
| Identify the product | Spacer stamp, building records, fabricator lookup |
| Measure performance | Reflectivity and tint readings on site |
| Find the current equivalent | Vitro, Pilkington or Guardian product match |
| Confirm before ordering | Sample comparison against the existing bay |

## Planning Access

Access drives cost and schedule more than anything else. We look at each bay and pick the safest, cheapest option that works for the glazing system:

1. **Interior glazing** when the system allows it, using a vacuum lifter from inside the office.
2. **Boom or scissor lift** for lower floors with ground access.
3. **Swing stage** for higher floors on exterior-glazed systems, with engineering and roof anchors confirmed.
4. **Crane** only for very large or heavy units where nothing else will do.

As a

glass repair contractor in Toronto

, we arrange lane occupancy permits from the City of Toronto, Mississauga or Vaughan when the work zone touches the sidewalk or road.

## From Broken Bay to Finished Facade

When a curtain wall unit breaks, the first job is safety: tape off the area below, remove loose glass, and install temporary protection from inside. Then we measure, identify the glass and quote. Once the owner approves, the unit is fabricated in 2-4 weeks. Installation is scheduled after hours or on a weekend, and the PM receives a photo close-out report with the glass spec for the building file.

Straight Answers

## What Actually Stops Toronto Homeowners From Booking Commercial Glass Replacement

### Q.Will a new curtain wall unit stand out from the rest of the facade?

In our opinion, a visible mismatch is the most expensive mistake in commercial glazing. We identify the original coating and match it, so the new bay blends in and nobody has to re-glaze the neighbours.

### Q.Do we need to close the office floor?

Rarely. Interior-glazed bays are swapped after hours with a small work zone. Exterior-glazed bays are done from a swing stage, with the interior space usable throughout.

### Q.How long will the opening be exposed?

It will not be. The broken bay gets temporary protection the same day. Fabrication takes 2-4 weeks, and the swap itself usually happens in one overnight shift.

### Q.Who handles permits and engineering?

We do. Lane occupancy permits, swing stage engineering and structural silicone requirements are arranged by us and itemised on the quote.

The 5-Step Precision Glazing Standard

## How Does Our Commercial Glass Replacement Process Work?

Same five steps on every job, from a single pane to a curtain wall bay. Typical timeline: 2-4 weeks fabrication, install per access plan.

1. 1

    ### Step 1: Assessment & Safety Stabilization

We secure the broken bay with temporary panel, film or board, tape off the area below, and record the damage for the owner and insurer.

2. 2

    ### Step 2: Measurement

Laser measurement of the bay, micrometer and stamp check of the existing unit, coating identification and an access plan for interior or exterior glazing.

3. 3

    ### Step 3: Glass Sourcing

Others buy whatever unit is cheapest and hope it matches. We order Pilkington, Vitro or Guardian units built to the original spec from certified fabricators.

4. 4

    ### Step 4: Dry-Fit and Spec Match

The crew checks the new unit's coating and tint against the neighbouring bays, verifies edges and dimensions, and confirms setting block positions.

5. 5

    ### Step 5: Install & Seal

Unit set with structural tape or pressure plate, sealed with Dow Corning 795, temporary protection removed and a photo close-out sent to the PM.

## Commercial Glass Replacement FAQs

### How much does curtain wall glass replacement cost?

Commercial glass replacement runs $1,500-$8,500 per bay in Toronto, in CAD before HST. Ground-floor vestibule bays in tempered or laminated glass are usually $1,500-$3,000. Interior-glazed vision IGUs on a mid-rise building run $2,500-$5,500 including coating and tint matching. Exterior-glazed curtain wall bays that need a swing stage or boom lift are $4,500-$8,500. Spandrel panels are $1,800-$4,200 depending on finish. Temporary protection until the new unit arrives is $250-$900 per opening. Access equipment, lane closures and engineering letters are itemised separately, so the owner and PM can see where the money goes. The biggest single variable is access: the same unit can cost twice as much on the outside of the tenth floor as on the inside of the second.

### Why do curtain wall units crack?

The most common cause is thermal stress: dark-tinted or reflective glass heats unevenly when part of it is shaded by a column, a blind or a neighbouring building, and the edge cracks. Others are nickel sulfide inclusions in tempered glass, building movement, impact during cleaning or maintenance, and edge damage from the original install.

### Can you match glass on a 20-year-old office building?

Usually, yes. We read the stamp on the spacer, test the reflectivity and tint, and work with Vitro, Pilkington and Guardian to identify the original product or its current equivalent. If an exact match no longer exists, we show the owner the closest options side by side before ordering.

### What is the difference between vision and spandrel glass?

Vision glass is the see-through part of a curtain wall. Spandrel glass covers the floor slabs and ceiling spaces between floors and is made opaque with a ceramic frit or a coating. Both need to be matched to the rest of the facade, and spandrel colour is often the harder match.

### Do you glaze from inside or outside?

It depends on the curtain wall system. Many newer systems are designed to be glazed from inside, which is faster and avoids a swing stage. Older pressure plate systems are usually glazed from outside. We confirm at the site walk.

### How long does commercial glass replacement take?

Custom units take 2-4 weeks to fabricate. The installation itself is typically one overnight or weekend shift per few bays, depending on access.

### Do you replace commercial entrance doors?

Yes. Entrance door glass and full door assemblies are covered under

glass door replacement

[/glass-door-replacement/ →](/glass-door-replacement/)

.

### Do you handle insurance claims for commercial glass?

Yes. We document damage for adjusters and direct-bill Intact, Aviva, Economical and Co-operators where the building's policy allows it.

### Can you replace storefront glass in a mixed-use building?

Yes. Retail frontages at grade are handled under

storefront glass replacement

[/storefront-glass-replacement/ →](/storefront-glass-replacement/)

, and the office levels above under this service.

### Do you replace glass on vehicles?

No. We do residential, commercial and storefront glass only. We do not repair or replace automotive glass or windshields.
